We provide professional independent exterior wall cladding inspection, moisture testing, and consulting services for residential and commercial real estate, helping stakeholders to navigate the challenges of water intrusion and related damage. Providing peace of mind, and informed decision making to owners, investors, purchasers, real estate agents, contractors, property management companies, homeowner associations, inspection management companies, and insurance companies. We primarily serve the southcentral and southeastern PA regions, and further on a case-by-case basis. Nationally certified by the Exterior Design Institute since 1998, inspector # PA-041 - Level I EIFS & Moisture Analyst, Level II Building Envelope & Advanced Stone Certified.

Inspections & Testing

We specialize in exterior wall cladding inspection and moisture testing for Hardcoat Plaster Stucco, Exterior Insulation Finish System (EIFS), Natural & Manufactured Adhered Stone, and Cement Board Siding. Services include visual inspection, moisture analysis using thermal imaging and moisture meters, and investigative testing ranging from minimally invasive to in-depth, destructive testing.

Consulting & Education

We provide consulting services including bid review, second opinion, in-progress repair support and remediation oversight, board and community meetings, and in-person education.

We also provide material condition assessment and construction details analysis relative to water management, moisture intrusion and damage.

Who We Serve

We provide services to owners, investors, purchasers, real estate agents, contractors, property management companies, homeowner associations, inspection management companies, and insurance companies in both residential and commercial real estate. Most commonly we provide services to sellers prior to listing their property for sale, buyers during pre-purchase inspections, and owners conducting home maintenance.

One-inch core sample visually confirmed wood sheathing below the window area is compromised due to excess moisture penetration.

Inspection and testing determines the need for stucco remediation due to underlying hidden substrate damage.
Excessive water penetration is suspected of being due to lack of kickout diverter flashing at roof-wall interface, and aged/leaking door with ineffective/lacking flashings at door assembly, and no effective means for drainage.
